Project Manager - Industrial and Commercial Projects

Charleston, SC Salary: $130,000 - $165,000 + Bonus + Benefits

About the Opportunity

We are partnering with a respected and growing general contractor with a strong footprint throughout the Charleston market. With a healthy backlog of industrial and commercial projects, the company is looking to add an experienced Project Manager to lead projects from preconstruction through closeout.

This role will oversee a diverse portfolio of work including manufacturing facilities, distribution centers, warehouses, industrial expansions, commercial developments, tenant improvements, and renovation projects throughout the Charleston area. Most projects are local, providing long-term stability with limited travel requirements.

Position Summary

The Project Manager will be responsible for the overall planning, coordination, financial management, and successful execution of construction projects. This individual will work closely with owners, design teams, subcontractors, and field leadership to ensure projects are delivered safely, on time, within budget, and according to quality standards.

Key Responsibilities

• Manage projects from preconstruction through final completion.
• Develop and maintain project budgets, schedules, and procurement plans.
• Lead subcontractor buyout, contract negotiations, and scope reviews.
• Coordinate closely with Superintendents to ensure successful field execution.
• Monitor project costs, forecasting, and financial performance.
• Review and process subcontractor pay applications, change orders, and owner billings.
• Facilitate owner, architect, and subcontractor meetings.
• Manage RFIs, submittals, project documentation, and reporting.
• Identify and mitigate project risks while proactively resolving challenges.
• Maintain strong client relationships and ensure a high level of customer satisfaction.
• Ensure compliance with safety standards, contractual requirements, and quality expectations.

Qualifications

• 5+ years of Project Management experience with a General Contractor.
• Experience managing commercial and/or industrial construction projects.
• Proven ability to oversee projects ranging from $5M-$50M+.
• Strong understanding of construction contracts, budgeting, scheduling, and cost control.
• Experience with project management software such as Procore, Bluebeam, Primavera P6, or Microsoft Project.
• Excellent communication, leadership, negotiation, and organizational skills.
• Bachelor's degree in Construction Management, Engineering, or a related field preferred.
• Stable career progression and success delivering complex construction projects.
