Program Overview

The Asset Management (AM) Summer Internship Program is a 10–12 week, immersive introduction to real estate asset management and FP&A, designed to identify and develop high-potential early-career talent for the firm’s Asset Management platform. The internship is built on the same foundation as the firm’s Asset Management Associate Development Program, condensed into a summer-length experience.

Interns gain hands-on exposure to financial modeling, asset-level analysis, and portfolio strategy, working alongside FP&A and Asset Management professionals throughout the summer. Exposure to the Asset Management team — including shadowing meetings and financial reviews — continues throughout the full internship, not just the initial onboarding period. The program is the primary entry point into the Associate Development Program: interns who demonstrate strong analytical ability, ownership, and cultural fit are prioritized for full-time Associate Development Program offers following graduation.

Program Objectives

  • Build foundational financial modeling and analytical skills applicable to real estate investing
  • Gain early exposure to asset-level and portfolio-level investment concepts
  • Deliver a meaningful capstone project that contributes real value to the Asset Management team
  • Assess fit and readiness for the Asset Management Associate Development Program pipeline

Weeks 1–3: Foundation & Onboarding

Interns are onboarded into the FP&A team to build core technical fluency before taking on applied work

Focus Areas

  • Onboarding into FP&A tools, systems, and reporting cadence
  • Introduction to real estate fundamentals: NOI drivers, cap rates, capital structures
  • Foundational training in Excel modeling and financial analysis

AM Exposure

  • Begin shadowing Asset Management team meetings and financial reviews — this continues throughout the internship, not just this initial period
  • Introductory sessions on asset-level modeling and valuation
  • Meet AM mentor and begin scoping summer capstone project

Weeks 4–8: Applied Analysis

Interns move into applied, guided work on live FP&A and asset management deliverables

Hands-On Experience

  • Support real asset-level models and reforecasts under mentor guidance
  • Contribute to variance analysis and ad hoc reporting
  • Assist Asset Management team with market research and rent comp analyses
  • Participate in training sessions on asset-level modeling and valuation
  • Advance capstone project with regular AM mentor check-ins

Weeks 9–12: Capstone & Evaluation

The internship concludes with a capstone deliverable and a formal evaluation for pipeline consideration

Capstone & Wrap-Up

  • Complete a capstone analysis or project and present findings to AM and FP&A leadership
  • Receive structured feedback on performance and growth areas
  • High performers are identified for Associate Development Program pipeline discussions

The Summer Internship Program is the primary entry point into the Asset Management Associate Development Program — the firm’s two-year track into a full-time Asset Management Associate role. Interns who demonstrate strong analytical ability, ownership, and cultural fit are prioritized for full-time Associate Development Program offers following graduation, giving top performers a defined path from internship to institutional investment career.

The program is designed for high-caliber students who demonstrate strong analytical curiosity, intellectual rigor, and the ability to perform in a fast-paced, professional environment.

Analytical & Technical Capability

  • Currently pursuing a degree in finance, real estate, accounting, economics, or a related field
  • Strong Excel proficiency and comfort with quantitative analysis
  • Ability to distill financial and operational information into clear takeaways
  • Clear, concise communicator, comfortable presenting to senior stakeholders

  • Highly motivated with a strong work ethic

Program Structure & Logistics

  • Duration: 10–12 weeks over the summer
  • Location: Cleveland-based, with exposure to the Asset Management team in New York
  • Mentorship: Paired with both an FP&A mentor and an Asset Management mentor for the duration of the internship
  • Pipeline: Top-performing interns are prioritized for full-time offers into the Asset Management Associate Development Program
