We’re looking for an Estimator.

But not someone who just wants to sit behind a screen, perform takeoffs, send bids, and repeat the process tomorrow.

We’re looking for someone who wants to help build something.

Genesis Construction of the Carolinas is a growing Charlotte-based commercial contractor working across public and private construction throughout North and South Carolina. We self-perform concrete and interior construction while continuing to expand our general contracting and construction management capabilities.

We’ve reached a point where Preconstruction is becoming one of the most important engines of our next stage of growth and the person who joins us will have the opportunity to help shape it.

You'll work directly with our Preconstruction leadership, Operations team, and CEO. You'll see projects beyond bid day and learn whether the assumptions made during estimating actually worked in the field.

Estimate commercial projects across multiple sectors and delivery methods.
Work on concrete, interior finishes, general trades, and GC opportunities.
Participate in conceptual budgeting, hard bids, negotiated work, design-build, and CM pursuits.
Build relationships with subcontractors, suppliers, owners, architects, and general contractors.
Participate in project strategy not just quantity takeoffs.
Help improve our estimating database, processes, templates, technology, and AI workflows.
See your estimates turn into actual projects and learn from the results.

What You'll Do

You'll help manage opportunities from the moment they enter our pipeline through project turnover to Operations.

That includes:

Reviewing drawings, specifications, addenda, and bid requirements.
Performing accurate quantity takeoffs.
Developing labor, material, equipment, and subcontractor pricing.
Preparing estimates for commercial concrete, Division 9/10, general trades, and GC projects.
Soliciting and analyzing subcontractor and supplier proposals.
Performing scope leveling and identifying gaps.
Developing conceptual, schematic, DD, and construction-document budgets.
Preparing bid proposals, qualifications, clarifications, and alternates.
Identifying risks and opportunities before we price the work.
Participating in value engineering and constructability reviews.
Maintaining historical pricing and production data.
Supporting client presentations and project interviews.
Conducting complete turnover meetings with Operations after award.

And yes we expect you to eventually challenge us when you think there is a better way to build or price something.

Who We're Looking For

Ideally, you bring:

3+ years of commercial construction estimating or relevant field/project-management experience.
Strong ability to read drawings and specifications.
Understanding of construction means, methods, sequencing, and scopes.
Experience with quantity takeoffs and estimating software.
Strong Excel skills.
Bluebeam experience.
Commercial concrete and/or interiors experience is a major plus.
Experience with public construction, K-12, municipal, higher education, or commercial projects is also valuable.
