The HVAC Technician will join G&E Real Estate Management Services Inc. in the North West San Francisco – 2147277 department, reporting to the Chief Engineer. This role is responsible for day‑to‑day operation, preventive maintenance, troubleshooting, and emergency response of critical mechanical, chilled water, and environmental control systems across our portfolio. Work is performed on a rotating shift schedule (including nights, weekends, and holidays) to ensure continuous facility uptime and zero unscheduled downtime.

  • Monitor and operate Building Automation Systems (BMS) to verify parameters, manage alarms, and execute manual overrides or backup modes.
  • Perform scheduled preventive maintenance (filters, belts, lubrication, mechanical inspections) using the CMMS work order system.
  • Troubleshoot and repair HVAC equipment such as AHUs, RTUs, VAVs, chillers, cooling towers, pumps, motors, sensors, and controllers.
  • Lead emergency response during power outages or equipment failures and conduct root cause analysis (RCA) with corrective actions.
  • Develop, review, and execute Methods of Procedure (MOPs), Standard Operating Procedures (SOPs), and Emergency Operating Procedures (EOPs).
  • Enforce safety protocols including LOTO, Arc Flash, NFPA 70E, and all applicable local codes.
  • Coordinate with vendors and contractors for specialized repairs, ensuring proper approvals and documentation.
  • Monitor system capacity, redundancy (N+1, 2N), and load distribution to prevent overloads.
  • Maintain accurate documentation of controls, schematics, drawings, and equipment records.
  • Assist with system upgrades, installations, integration projects, and commissioning of new equipment.
  • High School Diploma or GED (Associate’s/Trade degree preferred).
  • 3–5+ years of hands‑on HVAC operational experience in a critical environment (data center, hospital, financial hub, etc.).
  • EPA Refrigerant Certification (Universal or CFC) preferred.
  • Stationary Engineer or HVAC license highly desirable.
  • Proficiency with Building Automation Systems (BMS) and CMMS work order software.
  • Strong ability to read and interpret mechanical drawings, electrical schematics, and control sequences.
  • Experience with preventive maintenance, system monitoring, and emergency response procedures.
  • Excellent problem‑solving skills, including structured RCA techniques (5 Whys, fishbone).
  • Ability to work rotating shifts, lift up to 50 lb, and operate safely in loud, confined mechanical spaces.
  • Effective communication skills to convey technical issues to non‑technical stakeholders.
